There is a wood burning stove for chilly evenings. Throughout there is a tasteful blend of antique and modern furniture and interesting art, all in keeping with the Umbrian architecture. With 2 double bedrooms, a twin room and 2 single rooms the villa comfortably sleeps 8, and can manage 10, or 12 if you request the tower annex for a small extra fee. In the kitchen you will find the full range of modern appliances the enthusiastic cook expects. The villa also features 4 bathrooms - 2 en suite. Water is solar heated, backed up by a pellet boiler. Fans are provided in each bedroom; and there is air-conditioning for very hot nights in the master bedroom and tower annex. The washing machine and tumble dryer make doing laundry simple. There is a large portico for relaxing away from the midday sun and al fresco dining. There's a wood-fired BBQ & pizza oven by the pool.  The beautiful curved 14x6 meter pool, with a straight swimming lane for serious swimmers, is solar heated, environmentally friendly and flanked by two ponds. It has a spacious, attractive stone surround, chairs and umbrella, and is located just across the lawn from the main farmhouse. The property is situated in 12 acres of hillside, with olive groves and vineyard, with an attractive garden which is a feature of the property, and a four hole golf course that has 7 tees and plays as 12 challenging holes (equipment and instruction provided for those interested).   The property is a small holding with 400 olive trees and both black and white grapes, which they brew into wine and bottle for their own consumption - and are very happy to share with guests. Danilo and Helena, the resident farmers, also live on the property, work the land and look after the hens. Helena produces some very good vegetables and when they are ripe, she is delighted to hand you some tomatoes, lettuces etc. and from the hens some fresh eggs, when they are available.  David has developed a short hole golf course which is a must to try out your skills. The 14 meter pool, table tennis table, croquet, tree house, and swings give leisure activities for all generations and the two lily ponds are a haven for wildlife that the children love.
